Does anyone know if it's possible to find out who owns a property without paying search fees and without the owner actually living at the address?

I don't believe so.

When I tried it through a solicitor friend, there were fees to pay.

Is it a house? Couldn't you just ask neighbours?

Land registry fees are pretty cheap. I think its something like £7

Yep, just to their website and type the address. Be careful if it's a leasehold cos you might end up grabbing the wrong information if you're after he freeholder.
If it's a plot of land you can do it via coordinates but sometimes this might not give you any response if it's a small strip with ownership issues. You'll get you money back if they can't find anything.
I think it might even be less that 7 quid.

It's a pub run by a pubco. I doubt they are the owners. Not sure who owns these things. Do pubco's buy their premises outright? No idea. It's just out of curiosity really. I had a look into something similar a while back while researching another property. Records offices can check back years for a fee but it's quite steep just for curiosity's sake

My aunt was doing a search recently to do with my mun's estate and the charge was £3.

That's cheap. In the end I didn't need the landowner. I just put the pubco on the application. Just having an experiment with listing applications

I was at one point. My dad has done that since the late 70's. No this is in order to list a building as being of architectural/ historical importance. I submitted an application to Historic England who so far have got back to me asking for more photos. I'm tired of seeing buildings demolished these days. Listing may not stop destruction but it can raise the issue of protection at planning stages.
